The process of selling a home is often emotionally taxing, but selling a home with children in the mix can be a downright nerve-wracking experience. The National Association of REALTORS®’ 2017 Moving With Kids Report explores the one-of-a-kind adventure of trying to sell a home with kids.
For sellers with children under 18, urgency is the name of the game: 26 percent of sellers with children qualified their need to sell as ‘very urgently’ and needed to sell their home as quickly as possible. Compare that to only 14 percent of sellers without children.
This is futher illustrated when sellers were asked what they want most from their agent. Sellers with children want their agents to sell their home within a specific timeframe, more so than sellers without children.

The National Association of Realtors® released the 2017 Member Safety Report on Monday. The survey asked Realtors® from across the country how safe they feel while on the job, and nearly 3,200 answered questions about their personal experiences and the safety procedures and materials provided by their brokerage.
For the third year in a row, the report found that 9 in 10 Realtors® have never been the victim of crime, and less than 40 percent have found themselves in situations where they have feared for their safety or the safety of their personal information. Of those who more commonly found themselves in situations of fear, 44 percent were women and 40 percent were real estate professionals in suburban areas. The survey found that over half of surveyed members carry a self-defense weapon: female Realtors® are more likely to carry pepper spray, while male Realtors® more commonly carry a firearm.
The most common circumstances that resulted in fearful situations were open houses, showing vacant and model homes, working with properties that were unlocked or unsecured and showing homes in remote areas.
The survey found that 39 percent of real estate agents have participated in self-defense classes as a proactive safety measure, and 44 percent use a smart phone safety application to track their whereabouts or alert colleagues of an emergency. In addition, before showing a property, the typical Realtor® meets about half of their prospective buyers – whom they have not previously met – in a real estate office or other neutral location.

It came very apparent when looking at NAR’s Pending Home Sales Index that tight inventory conditions were weighing down on contract activity this spring and early summer.
The three month decline in pending sales from March to May has now translated to July being the second straight monthly sales decline.
As NAR Chief Economist Lawrence Yun explained during this morning’s press conference, this pullback in sales is the result of a supply problem and not one of households turning their noses from buying a home. For most of this year, listings are typically going under contract about one week faster than even last year’s quick pace. There are buyers out there, but not enough listings for sales to really break out like they should be given the strength of the labor market.
Unfortunately, Yun says to expect more of the same heading into the fall. Competition in the affordable price range will remain stiff, prices will rise and new listings will likely fail to keep pace.

Most home sellers know the importance of keeping their house clean and clutter free while it is on the market, but sometimes, taking a few extra steps can make all the difference. That is where staging comes in. According to a report from the National Association of REALTORS®, 62 percent of seller’s agents say that staging a home will decrease the amount of time it spends on the market. Buyers also need to be able to picture themselves living in a house, and 77 percent of buyer’s agents say that staging makes it easier for buyers to visualize a house as their future home.

Mortgage Market Commentary
As the summer of 2017 heads into its final week, mortgage rates continue what has begun to feel like a long vigilant watch for either accelerating economic growth or increasing economic pressure. As we wait, rates have drifted very slowly down from last November’s spike upward. The week ended with the annual meeting of economic heavyweights in Jacksons Hole, WY. During some years, the words from central bank leaders have rocked markets. This year, we didn’t even get a fizzle. No surprises were expected and none were delivered. Many of our trading partners are in the same boat. We certainly shouldn’t complain about years of economic improvement, but the slow rate of growth is frustrating for those who would like to see their economies improving at a more rapid pace.
The week features many significant economic reports on employment, inflation, and manufacturing. If all the big reports can generate better-than-expected results, then rates might move upward. But the tragic events in Texas and potential economic impact may help hold rates from rising very much.
