In Two Months, the National Flood Insurance Program Expires

As the House and Senate continue their work to reauthorize the National Flood Insurance Program, the countdown to the program’s expiration continues as well.
On September 30, the Federal Emergency Management Administration loses its authorization to write new flood insurance policies or renew existing policies for its customers. That means homeowners could potentially find their most important asset unprotected, while homebuyers may find themselves unable to get a mortgage at all.
It’s a scenario that’s played out before. Federally regulated or insured lenders must require flood insurance for mortgages on properties where flood risks are high, meaning some of the most common mortgage options are off the table without it. But, in many of those same areas, private flood insurance is either hard to come by or non-existent. That means without the NFIP, homebuyers may simply find themselves out of luck.
When the NFIP expired in 2010, the National Association of Realtors® estimated that for every month without it, 40,000 home buying and selling transactions would suffer.
With this in mind, Congress is hard at work to reauthorize the program. The House Financial Services Committee recently announced significant breakthroughs on its legislation to reauthorize the program, winning support from NAR for their efforts, while the Senate Banking Committee recently unveiled draft legislation for mark up in the coming weeks.
NAR President William E. Brown, a second-generation Realtor® from Alamo, California and founder of Investment Properties, said House Financial Services Committee Chairman Jeb Hensarling (R-Texas) and Housing and Insurance Subcommittee Chairman Sean Duffy (R-Wis.) “deserve high praise for working with Realtors®” to strike a deal.
But with only two months to reauthorize the program, Realtors® remain concerned about what expiration means for their business, their clients, and homeownership. Brown encouraged lawmakers to continue work on legislation that would reauthorize the program.
“The September 30 reauthorization deadline still looms in front of us, and Realtors® are eager to see this legislation progress quickly,” said Brown. “Leaders on both sides of the aisle are well aware that this issue touches 22,000 communities – in every state, both coastal and inland. We’re grateful for the committee’s support and look forward to their continued efforts on behalf of homeowners.”

Things you need to do before you put your house on the market for sale
In order to make your home stand out in the market you need to make it look as desirable as possible. Here are ten easy steps to get your home in Tip, Top, Shape!

Clean Carpets – Have your carpets cleaned if they are dirty or smelly with some pet odor. If the carpets are really bad and you have hardwood floors underneath, it is sometimes better to just pull up the carpets and show off the hardwood floors.

Paint any room that needs to be touched up and freshen up the rooms. Also remember to touch up the molding if it is scuffed up or chipped.

Decks – make sure your power wash your decks and re-stain the entire deck for a fresh look. Plant new shrubs or flowers to increase the curb appeal on your front and back yard.

Clean and paint your front door if needed. This is the first impression the buyers will have on your home. Make sure all the exterior lights are clean and fixtures are not broken or rusted. If need be, replace items that look old or are broken.

Clean your roof and gutters of leaves and any moss. Power was the exterior walls to remove any mildew or staining.
Inspect your HVAC system to make sure the heater and AC are working. Replace the air filter for the Air handler. If need be, consider purchasing a Home Warranty for your home so the buyer will not have to worry about any house repairs. The home warranty covers the four major components, Heating, Air Condition, Electrical and Plumbing.

De-clutter your home by removing any items off of counters, table tops, ect. Clean out the closets and take out 12 of the items in there, make sure to straighten up the closet. Store any of these items away from the house by renting a storage facility until your home is sold.

Update, repair or replace any items, like fixtures, lights, fans, or receptacles as needed. These repairs will increase your homes overall position when comparing it to other homes on the market.

Fewer People Buying Second Homes

Realtors® Gather in Washington to Discuss Sustainability

This week, NAR hosted the 2017 Sustainability Summit in Washington, D.C. Over the course of two days, Realtors® and industry professionals gathered to discuss emerging trends in energy efficiency and ways sustainability is shaping the market.
NAR 2017 President-elect Elizabeth Mendenhall kicked off the summit and spoke about the importance of sustainability in real estate. “Realtors® and consumers are showing a growing desire for sustainability and energy efficiency in their homes and these topics are becoming more and more commonplace within the real estate industry. It’s not just industry professionals or commercial investors who are driving these conversations, but it’s also homeowners and tenants who, increasingly, want to talk more about operational efficiency and productivity,” she said.
The REALTORS® and Sustainability Report, released in April 2017, showed that 71 percent of Realtors® considered the promotion of energy efficiency in their listings as important. The report also showed that Realtors® noted that 6 in 10 of their clients today are interested in sustainability.

“The homeownership rate rose by a decimal point to 63.7% over the quarter, but there was a more worthy gain of a near full percentage point from one year ago. The addition of 1.2 million households being homeowners is clearly a good news, as more households are participating in housing equity gains. But let’s keep it in perspective: there are fewer homeowners today compared to a decade ago, while renter households have risen by 8 million. So it is still the case that the massive $7 trillion in housing wealth gains from the cyclical low point has been accumulated by a fewer number of families in America. Further advances in homeownership are required to strengthen and broaden the middle class.”

Residential investment fell 6.8%. Other areas were all decent, though not spectacular. Consumer and business spending rose at around 3%. Exports rose 4.1% while imports gained 2.1%. More international trade will mean more real estate purchases by foreigners. America faces a housing shortage and we need more construction. If this can simply be done, the economy will move up to the fast track.”

Story Idea – Homeowners Are Finally Ready to Sell

According to a new survey from the National Association of REALTORS®, 71 percent of Americans believe that now is a good time to sell their home. This is an increase from 69 percent last quarter and 61 percent last year. The growing confidence in sellers will hopefully lead to more housing inventory later this year, as low housing turnover is at the heart of the continuing supply and affordability problems afflicting many markets.

An Early Summer Cooldown for Housing

The 1.8 percent decline in existing-home sales in June should come as no surprise if you closely follow NAR’s Pending Home Sales Index, which have declined for three straight months.
Activity has been weaker lately because prospective buyers continue to struggle overcoming the severely restricted inventory conditions and consequent run-up in home prices.
As NAR Chief Economist Lawrence Yun pointed out during today’s press conference, the slide in sales is not a demand problem. There simply is not enough inventory for sales to grow at a pace that reflects the very healthy job market. Yun stressed the need for more inventory to alleviate the rapid price growth in some areas that far exceeds people’s incomes.
One tidbit of positive news from today’s release is that at least for one month, investors and cash buyers stepped away. If their activity withdraws even more in coming months, first-time buyers stand to benefit. Through the first six months of the year, they’ve only made up 32 percent of sales, which is not close to the long-term historical average of near 40 percent.

I met with a potential seller this morning to speak to her about selling her house. She asked me a few key questions about what she needed to do get the home sold. Here are a few items that I recommended to her.

Fix Everything that is broken in the home. Make all necessary repairs and fix any leaky faucets, paint any walls that are scuffed up, interior or exterior, stretch the carpet. You need to make the buyer fall in love with your home when they come in. This is important because it will allow us to maximize your selling price on your home.

Declutter the Home, remove all clutter in the home, cleaning up all counter, pantry, closets, and storage areas, Pack up anything you do not need in boxes and store off-site away from your home. This will make your home look open and spacious! Removing bulky pieces of furniture will also be helpful

Clean your home – Make sure everything is deep cleaned, floors look squeaky clean, floors ceiling fans are dust free and vacuum all carpets and keep clean.

Remove any personal items off the walls, from pictures to religious items. Take anything down that is distracting and remove any bold colors and paint neutral colors in each room. The goal is to help buyers envision themselves in your home.

Remove any bad smell in the house, including food, pets and other offending odors. Remove pets and cat litter from home when home is being shown. Plug in a fresh air freshener or burn a scented candle.

Stage your home and add warm textures, clean contemporary glamour, decorate with neutral colors like taupe, the natural color trend for the year is the color green, and finally copper accents which brings out the antique look to the home.

An Early Summer Cooldown for Housing

The 1.8 percent decline in existing-home sales in June should come as no surprise if you closely follow NAR’s Pending Home Sales Index, which have declined for three straight months.
Activity has been weaker lately because prospective buyers continue to struggle overcoming the severely restricted inventory conditions and consequent run-up in home prices.
As NAR Chief Economist Lawrence Yun pointed out during today’s press conference, the slide in sales is not a demand problem. There simply is not enough inventory for sales to grow at a pace that reflects the very healthy job market. Yun stressed the need for more inventory to alleviate the rapid price growth in some areas that far exceeds people’s incomes.
One tidbit of positive news from today’s release is that at least for one month, investors and cash buyers stepped away. If their activity withdraws even more in coming months, first-time buyers stand to benefit. Through the first six months of the year, they’ve only made up 32 percent of sales, which is not close to the long-term historical average of near 40 percent.

I met with a potential seller this morning to speak to her about selling her house. She asked me a few key questions about what she needed to do get the home sold. Here are a few items that I recommended to her.

Fix Everything that is broken in the home. Make all necessary repairs and fix any leaky faucets, paint any walls that are scuffed up, interior or exterior, stretch the carpet. You need to make the buyer fall in love with your home when they come in. This is important because it will allow us to maximize your selling price on your home.

Declutter the Home, remove all clutter in the home, cleaning up all counter, pantry, closets, and storage areas, Pack up anything you do not need in boxes and store off-site away from your home. This will make your home look open and spacious! Removing bulky pieces of furniture will also be helpful

Clean your home – Make sure everything is deep cleaned, floors look squeaky clean, floors ceiling fans are dust free and vacuum all carpets and keep clean.

Remove any personal items off the walls, from pictures to religious items. Take anything down that is distracting and remove any bold colors and paint neutral colors in each room. The goal is to help buyers envision themselves in your home.

Remove any bad smell in the house, including food, pets and other offending odors. Remove pets and cat litter from home when home is being shown. Plug in a fresh air freshener or burn a scented candle.

Stage your home and add warm textures, clean contemporary glamour, decorate with neutral colors like taupe, the natural color trend for the year is the color green, and finally copper accents which brings out the antique look to the home.
