The four cities were originally formed to offer a different and more rural lifestyle and protect the wildlife and the natural setting each occupied on the Peninsula.
The City of Rolling Hills Estates is a gated and private community and has the majority of commercial and retail businesses. It is often confused with its sister city, Rolling Hills. Rolling Hills Estates is a semi rural city occupying about 2200 acres. It has over 25 miles of bridal paths and many properties that are zoned for horses. It attracts those people who appreciate an equestrian atmosphere and lifestyle. The city was incorporated in 1957, mainly to preserve the unique rural residential and equestrian environment.
Sometimes Rolling Hills Estates is referred to as “The Heart of the Peninsula” due to the location of the Palos Verdes Peninsula’s main shopping and retail stores in the city. Within walking distance of Peninsula High School, this section of the city includes an open-air mall called The Avenue of the Peninsula, which has an ice-skating rink, major movie theater, top retail stores, and a variety of diverse services and restaurants.

Well, house flipping is back and bigger than ever. No more amateurs on the scene like before, today it’s professional investors grabbing up all the houses and properties and driving up prices.
Redfin has reported that Los Angeles had the highest number of flips in 2013 and 2014, so far. The houses being flipped arn’t just little shacks in run down neighborhoods either. The new breed of flipper have started moving into the higher end market and it seems to be paying off with big gains. The average flip in 2013 made $126,100; thats the sixth highest market in the U.S. following the Bay Area cities, Long Island and Boston.
