I'm looking to purchase a condo in Brigantine City, NJ. One house, separated into two condos.
This condo is a home with two levels. The owner is selling the top level as one unit and the bottom level as another unit. Can someone shed some light on purchasing a unit of this sort? What should I be aware of and how is the resale on units like this?

Is Brigantine nj overpriced?
Seems that Brigantine nj still has 2005 house pricing...700 properties for sale (population 12,500).......The realtor agreed........I'd like to make a bid on a $550,000 which has been on the market over 6 months about $80,000 lower.......Is this insulting? feel if i pay top dollars the house will never appreciate......

I have been advised by owners in Brigantine, NJ that other than beach properties, very little is being sold. They believe that many are investment properties and that sellers are unwilling to budge at this point. The question is, with a recession looming and the continual loss of income, do you expect that the investment sellers will start to drop their prices and, if so, when?

Taking into consideration the boom in 2004/2005, and the decline by this year, If the home was purchased in
2002 what would be an average/reasonable increase in market price. I'm looking in Brigantine NJ and it varies from 20% to 80% increase in home asking price. I just need some kind of guideline. Also if we're talking relatively newer homes what is an average square footage price. I know this is a hard question, but I've seen an ave price on a newer home at $187 to $350 on an older home. I'm just trying to get a reasonable feel before puchasing in Brigantine.

The home that I am interested in has been on the market for about 80 days. It is currently priced at the assessed value which is approximately $50K more than what the seller paid for it in October 2004. A comparable property across the street is listed at the same price, but needs a little bit of work - it is a flip that was purchased in August 2007 at $37K below the current asking price. Is it realistic to think that the seller would sell below the assessed value or only at a $20 to 35K profit over a 3 year period?
